We're often asked by clients how long before building work can start. Our answer is always dependent upon what permissions/approvals are required.

For a domestic project, whilst we can usually turn our drawing packages around in a couple of weeks, planning, building regulations, party wall awards, utility services applications, to name but a few, often take a lot longer. Here's a scenario:

Single-storey extension and loft conversion to a home:

✔ Architectural drawings - 2 weeks

✔ Planning permission - 8 weeks

✔ Building regulations approval - 3 weeks

✔ Sewer build-over agreement - 3 weeks

✔ Party Wall Awards - 8-12 weeks

Whilst some of the above can overlap or may not be required, also consider that good builders are often busy and so would need to be booked in months in advance.
